At Quail Hollow, home-site leases are $449.08 per month.  The use of all recreational facilities, sewer, water and three times weekly trash pick up are included in the monthly lot fee payment.

Leasing vs Buying


Many homeowners in Florida choose to lease rather than own their home site.  The following are some of the reasons:

PURCHASE PRICE:
When You Buy . . . The purchase price could be at least $35,000 for similar amenities and facilities.

When You Lease . . .You do not pay for land costs.  This allows for an initial savings of up to $35,000 or more.  This savings can be applied toward the purchase of a home or invested somewhere else.  The interest earned may offset a major part of the lease payment.
  • Money can be invested in diversified funds.
  • Outside investments may provide increased safety and a better return
  • More liquid assets are available for emergencies
  • Land only provides a financial return if you sell it or borrow against it
  • Increased flexibility
TAXES:
When You Buy . . . annual real estate taxes in a subdivision may range from $1,000 to $2,500.

When You Lease . . . The only real estate taxes may be those on the screen room, carport, and utility room which run less than $100.  In addition to this the resident pays a yearly license/registration fee of approximately $100 per unit.
MAINTENANCE:
When You Buy . . . the recreation and maintenance packages may cost up to $1,650 per year.  Residents may also be responsible for the upkeep of community streets, public areas and facilities.  In addition, residents may be assessed fees for repair and replacement.

When You Lease . . . the following are included: trash removal, security, and the use and maintenance of all recreational facilities and amenities.
  • Common area landscaping preserves the natural beauty and protects the appearance and investment in your home.
  • Community infrastructure is maintained like the pond, watering common areas, entrances, signage, lighting, etc.
MANAGEMENT:
When You Buy . . . professional management and appearance may decline as subdivided lots are sold and left to individual discretion.

When You Lease . . management is able to enforce a set of reasonable rules and regulations to maintain a quality community.

INSURANCE:
When you buy . . . homeowners associations should carry liability coverage for guests.

When you lease . . . Insurance of common areas protects the homeowner’s association against responsibility for accident or injury to you or your guests while using the recreational facilities.
